WA Treasurer Rita Saffioti calls for interest rate cut as new figures show thousands to move to higher rates

WA Treasurer Rita Saffioti is urging the RBA to cut interest rates, as new data shows more financial pain is coming for more than 40,000 WA mortgage holders who are about to switch from fixed home loans to a variable rate. New figures by the Reserve Bank of Australia, obtained by Liberal Senator Dean Smith, show 450,000 fixed home loans across Australia will switch to a variable rate this year. According to an analysis of that figure by finder.com, that equates to about 42,750 WA home loans that will have come off a fixed rate by December 31. With the average home loan in WA now at $566,657 according to ABS data, that means anyone who had a fixed home loan of about two per cent in 2021, will now have to find an extra $1509 a month to service that loan one it switches to a variable cash rate of 4.35 per cent. “Interest rate rises have impacted families in Western Australia and businesses,” Ms Saffioti said. “We have seen that impact across the State. “So, we very much urge a cut in our interest rates.” Thirteen interest rate hikes since 2022, have made life tough for mortgage holders also battling big increases in rising cost-of-living expenses like groceries. Despite the Albanese Government being desperate to see interest rates go down before the Federal election, RBA governor Michele Bullock has warned a cut is unlikely this year, with inflation still at 3.8 per cent. Just this week Ms Bullock made the dire prediction that some struggling families may have to sell their homes. “The financial outlook for tens of thousands of WA households is about to get worse,” Senator Smith said. “The reality is many families will be unable to find the extra cash to meet higher mortgage repayments as they transfer from fixed to variable interest rates. “The RBA Governor’s suggestion that people may be forced to sell their homes looks like a real prospect here in WA. “We can’t forget there is a human story of financial pain and suffering human in this latest data.” The head of Anglicare WA, Mark Glasson said on Saturday West Australians were already doing it tough. “Across our services and around the state, we’re seeing more and more people doing it really tough and struggling to keep their heads above water,” he told The Sunday Times. “People’s finances are stretched to breaking point, and when that happens, they are forced to make some impossible decisions: forgoing medical care, prescriptions, or paying utilities, in order to keep a roof over their heads and feed their family.” He said the “the impending rate cliff” for many West Australians would further stretch already tight family budgets. “The demand on our services keeps rising, and an increasing proportion are people reaching out to organisations like ours for the first time. People with full-time employment, dual incomes, and mortgages,” Mr Glasson said. While most of the people supported were in private rentals and public housing, mortgage holders were the next largest cohort at 12 per cent. “The impending interest rate cliff will make it even tougher for those tens of thousands of homeowners whose budgets are already stretched. This is the lag effect of reserve bank interest rate rises designed to hit people in the hip pocket,” he said. “These are real people feeling real financial pain, this pain is not shared equally across the community.”
