Perth’s southern suburbs emerge as nation’s family belt with Seville Grove top of the list

Perth’s southern suburbs have emerged as Australia’s family belt. WA takes out nine of the top 10 most in-demand suburbs for families across the nation based on sales growth in areas where at least one in four residents are aged under 14, research by Ray White has revealed. The nation’s top family suburb is Seville Grove where 26.6 per cent of the residential population are aged under 14. House prices have grown 31.6 per cent in the area in the past year to hit a median of $612,773. It was followed by Karnup (26.4 per cent under 14s), which had 30.7 per cent growth in the past 12 months for homes to reach a medium of $714,158, and Baldivis North (25.6 per cent under 14s) with 30 per cent growth to hit a median of $678,717. Ray White analyst Atom Go Tian said the price growth served as a proxy for the increasing desirability and potential for future development. “The most striking result was the dominance of Perth in the list of top family-friendly suburbs,” he said. “Perth claimed nine out of the top 10 spots, with seven of these located in the south of the city. “This reflects not only areas that are popular with families but also the strength of the Perth market right now.” Mr Tian said family friendly suburbs were generally considered areas that were safe, affordable and had a lot of parks and schools, as well as access to family oriented amenities and community events. He said the suburbs also tended to have close proximity to healthcare facilities and low crime rates. Coming in fourth on the national list was Wellard/West Bertram with 26.4 per cent of the population aged under 14 and a 30.3 per cent price growth in the past year to $661,796. Alkimos/Eglington (26.6 per cent and 29.4 per cent price growth to $689,045) was fifth, with Byford — where a massive 28.3 per cent of the population is aged under 14, a 28.5 per cent home price growth and median of $713,993 — was sixth. It was followed by Baldivis South (26.4 per cent under 14 and 28.4 per cent sales growth to $713,631), Aveley (25.8 per cent under 14s and 27.9 per cent price growth to $706,604) and Harrisdale (28.5 per cent under 14s and 27 per cent sales growth to $823,393). The only non-Perth suburb to make the list was Munno Para West–Angle Vale in the north of Adelaide (25.7 per cent under 14s and 27 per cent price growth to $611,169).
